Instead of Centrim Life

Stop renting Centrim Life. Own your retirement village system.

We build your version around your contracts, fee rules and villages, bring your Centrim Life resident records across, and run it for you.

Centrim Life does not publish a price; its seller books a demo and quotes, and the contract and exit money usually sit in a second system. Here the code is free and the records are yours.

What the subscription covers

Most of a village system is a list of units and the people in them

Centrim Life covers resident and property records, maintenance and assets, communications, dining, feedback and visitor management. Underneath each screen is a record you already keep.

request_quote

A price you only get after a demo

No price list on the seller’s site. You book a demo and get a quote, and the finance side of each contract is a separate system with its own quote.

apartment

Resident and property records

Who lives in which unit, their contacts and next of kin. Underneath, a unit, a contract and one or two names.

build

Maintenance and assets

Requests logged, assigned and closed. A list with a priority, a target date and a cost.

forum

Communications

Messages to residents by app, text and email. Your version drafts the notes; your own email and text tools send them.

support_agent

CRM for enquiries

Prospective residents and where each is up to. A name, a stage, a last contact and a next step.

insights

Exits

Every exit entitlement worked out and dated

The ingoing, the deferred management fee, the capital gain share, refurbishment and unpaid fees, line by line, with the date it is due.

  • check What every village owes former residents and estates, and when the first payment falls due

Fees billed by the rules

Each month’s weekly fees billed for every contract, with former residents charged only the share the law allows.

  • check New South Wales: 42 days in full, then the resident’s capital gain share or nothing
  • check Queensland: 90 days in full, the shared proportion to 9 months, then the operator pays
  • check Residents behind on fees, with a kind reminder drafted for you to check
  • check A fee statement for every resident

Switching

How to switch from Centrim Life

A move usually involves getting the resident list out, matching your contract terms and deciding how much history to bring across.

  1. 1

    Get your records out

Centrim Life does not publish an export guide, so ask your account contact for the resident list. Export what your account allows, usually CSV or Excel, and check the available format with Centrim Life. Include villages, units, residents, contact details, move in dates and next of kin, with one row per resident.

  2. 2

    Gather terms and choose history

Get contract terms from your finance system or contract register, including ingoing amounts, deferred management fee terms and weekly fees. Decide which history to bring. Maintenance history and messages can stay in Centrim Life for reference or come across as part of the version Enterprise DNA builds. Dining orders do not come across in this version.

  3. 3

    Test the import first

Add your villages to the new system before loading records. Run a test import of the resident list first, then review the results before loading the records for real. Import your contract terms from the finance system or contract register as well. Units are created as they appear in the resident list, and two residents in one unit are recorded under one contract.

  4. 4

    Check the imported records

Review the import results and correct any records that did not map as expected. Check that each resident is matched to the right unit and name. Then run the record checks and follow up on anything they flag, such as an exit entitlement date or a charge that needs attention. Resolve gaps before you rely on the new system for day to day work.

  5. 5

    Run both, then switch

Keep Centrim Life and the new system running side by side for a short period. Compare the records and the work your team does in each, and resolve any differences before you switch. When you are satisfied that the records and processes you need are in place, move your team to the new system and switch off Centrim Life.

Where the real effort goes

The real work is usually matching your own fields and contract rules, then deciding how much history to bring across. The resident list is only part of the move, since contract terms come from your finance system or contract register. If Enterprise DNA installs and runs the system for you, Enterprise DNA does the mapping and test import as part of that work.

Questions

Instead of Centrim Life, answered

Can we bring our Centrim Life records across? expand_more

Centrim Life does not publish an export guide, so we start from the resident list as a spreadsheet: villages, units, residents, contacts, move-in dates and next of kin. Contract terms come from your finance system or contract register. We map your columns and do a test run before you switch. Maintenance history and messages can stay in Centrim Life for the record, or come across as part of the version we build.

Do residents still get an app? expand_more

The free version has no resident app, kiosk or dining tablet. It runs the office: exits, fees, resales, maintenance and enquiries. If your residents rely on an app, we build the screens they need onto the same database, or connect the one you keep.

Does it work out exit entitlements for our contracts? expand_more

It works out each one from the contract terms: the deferred management fee by the year and its cap, on the ingoing or the resale value, the resident’s capital gain share, their share of refurbishment and any unpaid fees. If your contracts use another formula, building it in is part of the version we customise.

Does it keep us right with the Retirement Villages Acts? expand_more

It checks the records against the New South Wales order and 42-day rules, the Queensland 18-month buy-back, shared charges, resale value and exit statement rules, and the New Zealand AGM deadline, and cites each source. A clean result means the records show no gap. It is not legal advice, and your lawyer still signs off your contracts.

What do we pay Enterprise DNA? expand_more

One setup fee, then a retainer for the agreed customisation and operation. We go through your villages, contracts and the records you hold today before setting the scope. The free code has no licence fee; hosting and your chosen assistant have their own costs.

Build it around how your villages run

Spend 30 minutes with Sam. Bring your Centrim Life quote, one departure you are paying out and the exit statement you wish you could send. We will map the version you need and the records to bring across.
