Instead of OurProperty

Stop renting OurProperty. Own your agency's rent roll system.

We fit your version to the way your property managers already work, bring your OurProperty landlords, properties and leases across, and keep it running for you. The data sits in a database registered to your agency, not ours.

OurProperty charges a per-door subscription it quotes privately, after a one-off A$2,950 setup cost, with SMS and payment fees on top.

The invoice, line by line

What an OurProperty subscription is really charging for

Leases, rent history, inspection notes and landlord files are things your team typed in. The subscription charges you, door by door, for the screens that sit in front of them, and the usage charges arrive separately.

paid

A door rate you only hear on a call

The pricing page explains that you pay per door and that every module is included, but the rate itself is not printed. Each new management agreement you sign makes the subscription bigger, whether the work grows or not.

build

A one-off A$2,950 just to get set up

Planning, migration, implementation and training come as a one-off A$2,950 setup cost. The Standard, Enhanced and Premium onboarding tiers with on-site days are priced on request.

sms

Usage charges that run every month

Every SMS to a renter, landlord or tradie is charged per message plus GST, and AI photo analysis is charged per photo. A busy month of arrears reminders shows up on the invoice.

account_balance_wallet

Fees passed to your renters

Paying rent by direct debit costs the renter A$1.95 a payment, and paying at the post office costs A$5.00. Card payments carry a percentage. Those are your renters, paying to reach your trust account.

dashboard

Reports shaped by the vendor

The questions you actually ask, like which landlords take the most repair coordination for the fee they pay, can mean exporting and rebuilding a spreadsheet each month.

lock

No public guide for getting your data out

OurProperty publishes how it brings an old database in, but we found no public guide to taking yours out. Ask before you need it, because leaving is when it matters.

What your agency gets

A rent roll you can question

Arrears

Behind on rent, with the next lawful step named

Ask who owes money this morning and see the amount, the days late counted two ways, the notices already served and the step your state's tenancy law expects next.

  • check Each lease in arrears with the balance, days overdue and the date rent last arrived
  • check Notices already served, with dates, so a gap shows before a tribunal hearing does
  • check Calendar days and working days held separately, since tenancy Acts use both
  • check A reminder letter to the renter drafted from the ledger, waiting for a person to send

Compliance

The state rules, written down and checked daily

Each rule is spelled out in plain English with the section it comes from. Set the notice periods, bond deadlines and rent increase limits for your state once and every check follows them.

  • check Entry notices tested against the notice period before an inspection is booked
  • check Bonds not lodged with the state authority in time, caught early
  • check Rent increases checked against how often your state allows them
  • check Smoke alarm and safety checks with no date on file, listed property by property

Properties

Inspections and repairs, sorted by what is blocking them

Routine inspections measured against your cycle. Open repairs grouped by who holds them: the landlord's approval, the tradie, or the invoice.

  • check Overdue inspections, and any booked with too little notice
  • check Urgent repairs first, then jobs a landlord has sat on for a week, landlord named
  • check Work approved but never sent to a tradie, and work finished but never billed
  • check A branded inspection report built from the room-by-room notes

Ownership

Records under your agency's name

The database belongs to your agency. Letters and landlord summaries come out in your colours, and a new report is a sentence, not a support ticket.

  • check Monthly landlord summaries and arrears letters on your letterhead from one brand file
  • check Read-only pages for this week and the whole portfolio
  • check How far each rent sits under the market figure you hold, and which reviews are due
  • check Imports run as a test first, showing every record before anything is saved

Switching

How to switch from OurProperty

The move itself is exporting your records, mapping them to the new database, importing with a test run first, then running both systems side by side until you trust the numbers.

  1. 1

    Export your records from OurProperty

Ask OurProperty what you can download for owners, properties, leases and rent history. There is no public export guide for OurProperty, so export what your account allows, often CSV, and check with OurProperty support if a report you need is not on the list. Get everything live today, not just a sample.

  2. 2

Load the export in, test first

The import reads a different system's column layout, so your export needs mapping first. Run it as a test that shows every record it would bring across without saving anything, check the result, then run it for real. Enterprise DNA does this mapping when they set your version up, or you can ask Claude Code to do it.

  3. 3

    Check what the import flags

Your paid-to date becomes an opening balance in the rent ledger, so arrears are right from the first minute. Every property that comes across gets its compliance items marked as unknown rather than assumed compliant, because the old system saying nothing is wrong is not the same as a smoke alarm actually being checked. Work through that list before you rely on it.

  4. 4

Run both side by side for a short stretch

Keep OurProperty live and work from the new database alongside it for a short period. Compare the arrears list, the inspections due and the owner numbers against what OurProperty shows. Fix anything that disagrees before you commit, and use this stretch to get your team comfortable asking in plain sentences instead of clicking through screens.

  5. 5

    Switch off OurProperty

Once the numbers match and your team trusts the new system for day to day work, cancel the OurProperty subscription. Keep an export of your final OurProperty data somewhere safe in case you need to check something later, and confirm trust accounting is sitting in whatever system is handling it going forward, since that part does not move.

construction

Where the real effort goes

The real work is rarely the import itself. It is deciding how your own fields, notice periods and arrears steps should work in the new system, and how much history you actually want to bring across rather than leave behind. Enterprise DNA handles this mapping and setup when you have them install and run it for you.

Questions

Instead of OurProperty, answered

OurProperty runs our trust account. What happens to that? expand_more

It stays in a trust system your auditor already accepts. This version never receipts rent into a bank and never pays a landlord. It keeps a rent record so it can tell you who is behind and by how much. If trust accounting is the main reason you chose OurProperty, keep a dedicated trust system for that and move the rest of the rent roll into records you own.

OurProperty gives landlords, renters and tradies their own logins. Does this? expand_more

Not in the free version. Landlords get a branded monthly summary, renters get letters your team approves. If your team inspects on a phone, Enterprise DNA can add an inspection app to your version, connected to the same database.

What does OurProperty cost, and what would we save? expand_more

OurProperty publishes a one-off A$2,950 setup cost and per-message and per-payment charges, but not its per-door rate, which is quoted privately. Bring your latest invoice to the call and we will go through which lines pay for work you still need and which pay for screens.

Can we move our history out of OurProperty? expand_more

We found no public export guide, so ask OurProperty what reports you can download for landlords, properties, leases and rent history. The free version reads a different system's export layout, so those columns need mapping first. Enterprise DNA does that mapping when we set yours up, or you can ask Claude Code to map it, with a test run showing every record before anything is saved.

The free version's rules are for New Zealand. We manage in Queensland. expand_more

The rules live in one plain-English file, with notes on the Australian equivalents and the sections to read. You set your state's notice periods, bond deadlines and rent increase limits once. When Enterprise DNA builds your version we set it to your state's Act and your management agreement. It is your rule book, not legal advice.
