Instead of PropertyMe
Stop renting PropertyMe. Own your property management system.
We build your version around how your team runs leases, rent and inspections, bring your PropertyMe landlords, properties and tenancies across, and run it for you. One database, owned by your agency, with no plan to move up to.
PropertyMe lists A$149 to A$215 per 100 properties a month including GST, for a minimum of 200 properties, with payments, SMS, the CRM and websites priced separately.

What the PropertyMe subscription pays for
Your team typed in every lease, rent payment and inspection note. PropertyMe's own pricing page shows how the monthly bill around that work is built: a meter on the rent roll, features held at each tier, and separate products beside it.
Priced per 100 properties
Basic is A$149, Standard A$182 and Advanced A$215 per 100 properties a month, with a 200 property minimum. An agency under 100 doors pays A$193 a month for the start-up package on Basic features. The meter follows the size of the rent roll, not the hours anyone spends in it.
Lease renewals and paperless inspections sit a tier up
Paperless Inspections, 360 degree inspection photos, Lease Renewals, task automation, bank feeds, the Xero connection and Insights all start at Standard. On Basic, those jobs are done some other way.
Compliance help and data access at Advanced
AiMe Comply, Bills AI and API Read Access are listed under Advanced. Reading your own records through an API is a feature you pay the highest published rate for. Group reporting across offices waits for Premier, which is quoted privately.
Payments, texts and the CRM are separate products
MePay Fast is A$110 per 100 properties a month on top of the plan. Every text to an Australian mobile is $0.11. Grow CRM and an agency website are their own subscriptions again.
A fee when the agency itself changes
Buying a rent roll, merging with another office or changing trust accounts brings a data service fee, and the pricing page gives no figure for it. The moments an agency grows are the moments the vendor charges to move its records.
No public guide to taking it all with you
PropertyMe's help centre has no public article on exporting your properties, landlords and tenancies in one go. The history is yours, but the way out runs through their support team.
What you get
One rent roll, every question, no tiers
Rent
Who is behind, and what the law says to do next
Ask who owes rent and get every tenancy in arrears with the amount, days behind counted both ways, the notices already served and the next step under the tenancy Act.
- check Each tenancy behind on rent with what is owing and when money last came in
- check Calendar days and working days side by side, because notice periods use both
- check Gaps in the notice trail shown before a tribunal hearing shows them
- check A rent reminder drafted from the record and left for a property manager to check and send
Leases
Renewals and rent reviews without a Standard plan
Leases ending soon, rents below the market figure you hold and reviews that are allowed today, listed together so the week's renewal calls are already sorted.
- check Fixed terms ending in the next 60 days, by end date
- check Rent increases checked against how often and with how much notice they are allowed
- check The weekly gap between current rents and market rents across the whole roll
- check Landlords to ring about a review, with the figures in front of the person ringing
Inspections
Inspections and repairs sorted by what is stuck
Routine inspections measured against the cycle you set, and repairs grouped by whether they wait on a landlord, a tradesperson or an invoice.
- check Inspections overdue, never done, or booked without enough entry notice
- check Urgent repairs first, then any job a landlord has not approved in a week
- check Work approved and never sent out, and work finished and never invoiced
- check A branded inspection report made from the room-by-room notes
Owned
A compliance register and reports you can change
Bonds, smoke alarms, entry notices and record keeping checked against written rules that each name their source. The records live in a database your agency owns, so a new report is a question, not an upgrade.
- check Bonds lodged late or above the allowed amount, found before a tenant finds them
- check Rules kept in one plain file that you change to match your state or New Zealand
- check Landlord summaries and letters in your colours from one brand file
- check A bigger rent roll means more records, not a bigger subscription

Switching
How to switch from PropertyMe
A move usually involves exporting what your account allows, mapping PropertyMe’s columns, checking a test import, and running both systems side by side before moving day-to-day work.
- 1
Ask about your export
PropertyMe has no public guide to a full export, so ask its support team what your account can export. Start with property, landlord and tenancy lists, and include rent history if it is available and you want to bring it across. Inspection photos and stored documents come across separately. Keep in mind that trust accounting stays in PropertyMe or another system you use for it.
- 2
Test the import
Use the import option for PropertyMe and start with its test run, before anything is saved. It shows the records before they are loaded, so you can see how your exported information will fit. Once you have reviewed the test results and are ready to proceed, load the records into the new database.
- 3
Review flagged records
Check every warning and any record the test run cannot map cleanly. Compare key details with PropertyMe, including the rent position and paid-to date. Confirm that you understand what has and has not come across. Properties receive compliance items marked unknown where the information is not established, so check those against your own records rather than treating them as confirmed.
- 4
Run both side by side
Keep using PropertyMe while you check the new records against your day-to-day work. Compare arrears, inspections due, maintenance and the details your team relies on, and correct any gaps you find. Use this short period to make sure your team can find the information it needs in the new system. Keep trust accounting in the system you use for it.
- 5
Switch day-to-day work
When you have checked the records and your team is ready, stop using PropertyMe for the day-to-day records you moved. Keep PropertyMe or another system in place for trust accounting if it still handles receipting, payments, reconciliation or audit work. The new system records the tenancy and rent position, but it does not hold or pay out client money.
Where the real effort goes
Most of the work is matching PropertyMe’s columns to the new records, deciding which history to bring, and adjusting the fields and rules to fit your agency. Inspection photos and stored documents need separate handling. If Enterprise DNA installs and runs your system, Enterprise DNA handles the mapping and setup.

Questions
Instead of PropertyMe, answered
PropertyMe does our trust accounting. Does that move too? expand_more
No. Receipting, owner payments, reconciliation and the trust audit stay in PropertyMe or whichever trust system you choose. This keeps a rent record so it can tell you who is behind, but it never holds or pays out client money.
How much would we save against our PropertyMe bill? expand_more
It depends on your plan and what you add. PropertyMe lists A$149 to A$215 per 100 properties a month, with MePay Fast at A$110 per 100 properties and texts charged one by one. Bring your last invoice to the call and we will go through which lines pay for trust work you still need and which pay for screens and tiers.
How do we get our records out of PropertyMe? expand_more
PropertyMe has no public guide to a full export, so ask their support team what your account can export, usually property, landlord and tenancy lists. The free version has a PropertyMe import, and your export's columns may still need matching to it. Enterprise DNA does that mapping when we set up yours, or you can ask Claude Code to do it, with a test run that shows every record before anything is saved. Inspection photos and stored documents come across separately.
We are in New South Wales. Do the tenancy rules fit? expand_more
The free version's rules are written for New Zealand, and every rule sits in one plain file with the section of the Act it comes from. Change the notice periods, bond timing and rent increase limits, and the checks that use them, to your numbers. When Enterprise DNA builds your version we set it to your state's Act and your management agreement. It is your rule book, not legal advice.
Our landlords use the PropertyMe app. What do they get instead? expand_more
The free version has no landlord or tenant app. It produces branded monthly summaries, inspection reports and letters for you to send however you like.
