Instead of Visual Lease
Stop renting Visual Lease. Own your lease book.
We build your version around how your finance and property teams work, bring your Visual Lease register and rent schedules across and run it for you. Month end stops being a subscription.
Visual Lease publishes no price. It quotes by the size of your lease portfolio and the modules you take, with implementation on top. Bring your invoice to the call.

What the subscription covers
Most of the bill is the front end
Visual Lease bundles a lease register, an accounting engine, alerts, abstraction and reports into one subscription. Separate the part your finance team runs on every month from the part your business could own.
A quote, not a price
Visual Lease asks you to request pricing. The bill moves with how many leases you hold, so it grows every time you open a site.
Modules on top of modules
Lease management, lease accounting, abstraction and implementation are listed separately. Check which ones your team opens each month against the invoice.
The implementation project
Setting up entities, rules and reports takes a project and a consultant. Every change after that is another piece of work.
The lease register
Leases, rent steps, reviews, options and their last days. This is the record the business depends on, and it is plain data.
The schedule arithmetic
Present value, interest, depreciation and remeasurement are standard sums under AASB 16. Your own version shows every step behind each number.
Journals and the year-end note
The month-end journal and the leases note. Your own version produces both from the same records, with your account codes.
The lease book you own
Run month end and year end from one place
Measurement
Every lease on the balance sheet, checked twice
Each lease is measured at commencement from its rent, term, rate, incentives and make good, and every change is measured again.
- check Works out the liability, the right-of-use asset and the monthly schedule under AASB 16 and NZ IFRS 16
- check Remeasures at the old rate for a CPI or market review and at a new rate for an option decision
- check Nothing reaches the books until a second person approves it, and the preparer cannot approve their own
- check Shows the basis behind every number, so the auditor can follow the arithmetic
Month end
The journal, ready to key in
Interest, payments, depreciation and remeasurements for each entity, by your own account codes.
- check One balanced journal per entity per month, in its own currency
- check Short-term and low-value leases expensed as paid, on the same journal
- check Refuses to close a month while a review is unrecorded or a measurement waits
- check Keeps every closed month exactly as it was posted
Dates
No option lost to a missed date
Every option, review, expiry and bank guarantee in one list, with the person who owns it.
- check Lists missed and upcoming option last days, soonest first
- check Flags CPI and market reviews in effect with no new rent recorded
- check Tells you when a Victorian or NSW landlord owes you a notice under the Retail Leases Act
- check Shows what renewing or walking away does to the balance sheet before anyone decides
Year end
The leases note, from the records
The numbers the standard asks for, by paragraph, and a draft note for your accountant to finish.
- check Depreciation by class, interest, short-term and low-value expense and total cash outflow
- check Current and non-current liabilities and the right-of-use asset by class
- check The maturity analysis of rent still to pay, undiscounted, which banks ask for too
- check Checks that short-term and low-value exemptions still qualify

Ten questions for your month-end meeting
Each one runs against the free version's fictional dental group today. Visual Lease has screens and reports too; these are the questions a finance lead asks across them.
Switching
How to switch from Visual Lease
The move involves exporting your lease data, mapping and testing it, reviewing the results, then comparing both systems before you stop using Visual Lease.
- 1
Export your lease data
Export the lease report and rent schedule from Visual Lease. The available export options depend on your account, and Visual Lease reports can be exported to CSV or Excel. Check with Visual Lease if you are unsure how to export these records or which format to use. Keep a copy of the exports so you can refer back to the source data during the move.
- 2
Run a test import
Load the lease report into Lease Accounting for Claude Code using the import's test run first. Then load the rent schedule as well. The test lets you review how the records and payment details will come across before you proceed. You do not need to enter a command yourself. If you have Enterprise DNA install and run the system, they handle the migration with you.
- 3
Review the import results
Check the test results for records or fields the import could not map, and review what does not carry over. Confirm that the leases and rent schedule reflect your source exports before continuing. Imported leases still need to be measured and approved by a second person before they reach the books. Resolve any issues and complete those steps before relying on the new records for accounting.
- 4
Run both systems side by side
Keep Visual Lease available while you use the new register for a short period. Measure and approve the imported leases, then compare the balances with Visual Lease at the last month end before you switch. Review differences and work out whether they come from the imported data, past remeasurements or your accounting treatment. Do not treat the move as complete until the comparison makes sense.
- 5
Switch off Visual Lease
Once the month-end comparison is checked and the new records are ready for your team, switch your lease accounting work to Lease Accounting for Claude Code. Keep the exported Visual Lease files and any records your business needs for reference. Make sure the people responsible for lease measurements and approvals know how the new process works before you stop using Visual Lease.
Where the real effort goes
The main work is usually mapping your own fields and accounting rules, then deciding how much history to bring across. The free import brings in the lease report and rent schedule, while past remeasurements and reconciling them need separate attention. Enterprise DNA handles that history and reconciliation work when it builds and runs your version.

Questions
Instead of Visual Lease, answered
Will our auditor accept the numbers? expand_more
The arithmetic follows AASB 16 and NZ IFRS 16 and shows its basis on every measurement: the rate, the payments, the term and the paragraph it relies on. Every measurement is approved by a second person before it reaches the books. Your auditor tests it the way they test any schedule, and the records are open to them.
Will our Visual Lease data come across? expand_more
The free version imports a Visual Lease lease report and its rent schedule, with a test run first. Each lease is then measured and approved here, and the balances are compared with Visual Lease at the last month end before you switch. Bringing across past remeasurements and reconciling them is part of what Enterprise DNA does when it builds your version.
What about reading our lease documents? expand_more
The free version keeps the dates and amounts your team enters from each lease. In the version Enterprise DNA builds for you, lease documents are read for you and every proposed date and amount waits for your team to check it before it counts.
What does it cost compared with Visual Lease? expand_more
Visual Lease quotes privately, so compare with your own invoice. Our installed version has one setup fee, then a retainer for the work we agree, with no charge per lease or per module. The free version costs only hosting and the agent you run it with.
Does it work for New Zealand and Australia? expand_more
Yes. Each company reports in its own currency to its own year end, under NZ IFRS 16 or AASB 16, and the Victorian and NSW retail lease notices are checked. Other countries and standards are a customisation.
